East Kootenay winters are hard on weak roof details. You do not need to climb onto the roof to spot many early warning signs; a careful look from the ground and inside the home can reveal when it is time for a professional assessment.

  1. Missing, lifted or creased shingles. Wind-damaged shingles may no longer seal or shed water reliably.
  2. Cracked or loose flashings. Chimneys, walls, skylights, vents and plumbing penetrations depend on correctly installed flashings—not surface sealant alone.
  3. Granules collecting in gutters. Some granule loss is normal, but heavy or accelerating loss can indicate aging or damaged shingles.
  4. Ceiling stains or attic moisture. Brown marks, damp insulation, frost or a musty smell deserve attention even if water is not actively dripping.
  5. Sagging or soft-looking areas. A changed roof line can point to a deck or structural concern and should be assessed promptly.
  6. Overflowing gutters and blocked drainage. Debris, poor slope or damaged downspouts can send water toward the fascia, foundation or walkways where it freezes.
  7. Repeated ice buildup. Ice near eaves can relate to weather, heat loss, ventilation, drainage or a combination of factors. The cause matters more than a quick surface fix.

What you can safely do

Use binoculars or a phone camera from the ground, look through the attic where it is safely accessible, and clear ground-level downspout outlets. Avoid walking on a steep, wet, frosty or snow-covered roof.
